Pool Resale Value and ROI

A pool rarely pays for itself dollar-for-dollar at resale, but "does it add value" is the wrong question in a market where buyers expect one. What Actually Moves the Needle

In most markets, a well-maintained pool recoups a portion, not all, of its construction cost in resale value; national studies and local appraiser experience both generally point to a partial-recoup range rather than full payback. In Houston-area neighborhoods where pools are common expectation (many master-planned communities), a well-built pool is less of a value-add and more of a baseline buyers assume, meaning its absence can be more of a drawback than its presence is a bonus.

What Protects (or Hurts) Resale Value

Condition matters more than age: a dated but well-maintained plaster finish shows better to a buyer than a newer pool with visible staining, cracking, or failing equipment. A pool built without proper permits or outside HOA approval can actually create a resale problem (disclosure issues, buyer financing complications) rather than add value, which is part of why permitting and HOA approval are handled upfront rather than skipped.
